I am liquidating this property, located in Madison, IL due to issues with the city detailed elsewhere on this site.

The house has been inspected by the city of Madison, here is the list of repairs they required.

With the exception of the strike plate mentioned on point 13 of the list, I have addressed every issue on the inspection report.

However, I would strongly urge any potential buyer to examine the issues on the inspection list and confirm they are taken care of to the buyer’s satisfaction. I would further urge all potential buyers to do a full inspection of the property themselves (it is a $45,000 investment); run the water, inspect the plumbing, run the A/C and furnace, examine the roof, etc.

The roof does not leak to my knowledge, and there are no signs of water entering the home, however, it will be the buyer’s responsibility to confirm that the roof (and all other aspects of the property) are in satisfactory condition before purchasing. Again, this property is sold AS IS.

Note: We replaced nearly every exterior window with brand new windows while refurbishing the property after the last tenant; the window frames have been sealed and insulated.
